How to Enable & Connect

1. Enable in Flexmls:

• Log into your Flexmls account.
• Navigate to Preferences, then click AI Settings.
• Toggle the MCP server to Enabled and accept the Terms of Use.

2. Connect to Your AI Client:

• Open your AI tool of choice, such as Claude, ChatGPT, or Cursor.
• Navigate to the settings for Connectors, Tools, or MCP Servers.
• Add a new server using the following URL: https://mcp.flexmls.com/mcp
• Sign in with your standard Flexmls credentials to authorize the connection.

Note: Superusers cannot enable this on a member's behalf. Each member connects their own AI client individually. If you belong to more than one MLS, you'll see data only for whichever MLS account you authenticate with.

What data can be searched?

• Market Statistics: Inventory statistics, days on market, price statistics, absorption rate, sales volume, and market ratio statistics.
• Listing Search: Search by property type or using any field in your MLS, get information on open houses, and even view photos.
• My Listings: An agent's own listing tools.

What types of questions can I ask?

• My client is looking for a three-bedroom, three-bathroom home with a two-car garage in Prescott. What's on the market right now?
• I'm looking for residential listings in [city, ZIP code, or county] that have expired in the last 30 days.
• Show me the listing photos for listing [listing number].
• What open houses are available near [address]?

What chat content is stored?

When using third-party AI clients, FBS does not store chat content or data responses. The AI platform's own privacy policy governs how it handles data it receives.

What is the Model Context Protocol (MCP)?

MCP, or Model Context Protocol, is an open-source standard for connecting AI applications to external systems. For more information, visit the Model Context Protocol documentation.

How accurate is the data from MCP?

The MCP server delivers live Flexmls data accurately, but the AI client's interpretation, synthesis, and presentation of that data may contain errors. Members should verify AI-generated outputs, particularly listing details, market statistics used in client-facing materials, or any data that informs a transaction, against Flexmls directly.

What AI clients are supported?

Any AI client that supports the MCP standard, including Claude Desktop, Cursor, ChatGPT Pro or Plus, and other MCP-compatible tools. Claude currently provides the easiest end-user setup.

I can't find where to add the connector in my AI client.

Is there a cost?

There is no cost for PAAR members to connect Flexmls to their AI client. However, some AI models require a certain membership tier to add a custom connector. Additionally, rate limits may apply.
